Bandra’s Pali Hill, home to the rich and famous as well as some of the city’s oldest business families, is set for a sweeping change in its landscape. The sylvan two-km stretch, often compared to LA’s Beverly Hills, will soon sprout skyscrapers of 15-20 storeys, dwarfing the few remaining bungalows and more modest multi-storeyed apartment blocks built over the last four decades.
The upcoming ultra-luxury towers have set a new benchmark by commanding astronomical rates that are twice that of the property prices of existing buildings, currently in the region of Rs 20,000-25,000 a sq ft. As many as 150 lavish new apartments—each 4,000 to 6,000 sq ft in size— are expected to be on offer. The largest construction project currently is the Sandhu Palace, two mammoth 19-storey towers with four floors of underground parking.
Old-timers are wondering how long Pali Hill will be able to hold on to its charmingly cloistered existence. Last year, when area residents filed RTI applications to find out the height and size of the new buildings, the BMC side-stepped the issue and provided irrelevant details about the size of the RCC frame structures, concealed cables and position of the ducts.
